I'm unable to find a sample adverse action letter with Zillow as the screening/consumer reporting company. What screening company address should be included for applicants whose screening reports were run through Zillow?

I have received messages in the past from insurance companies trying to place their clients on medium-term rentals and a colleague has recently taken on such a tenant.

I wonder if insurance companies have departments that arrange rentals for their clients who may need to be out of their homes for fire or other reasons. Where can one find this category of tenants?

I just sold a SFR in California Central Valley and have proceeds sitting with a 1031 qualified intermediary. California is too expensive to buy replacements. Which state/market should I look into to buy 3 properties (with about $120K in downpayment and closing costs for each) that can generate positive cash flow?

Is there a reason you didn't consider the 1031 exchange funds in a DST? I've just sold a property and placed our funds with a 1031 Qualified Intermediary. If we can't find suitable properties then investing in a DST is our backup plan.

Thank you. The City utility billing department is allowing the bills to be sent to the tenant. We have a good tenant and are counting on them to keep paying their bills.

Our city has changed to owner-only utility services (water, sewer, stormwater, and solid waste removal) billing where all accounts are being converted from tenant to owner and will now be billed to the property owner. This transfers the responsibility for deposits, collection and payment of utility bills from the tenant to landlord. Delinquent service charges and penalties will now be billed in the name of and shall become the responsibility of the Landlord.
Utility billing cycles don't coincide with the 1st of month rent payment schedule and charges vary depending upon utilization. How have others changed their lease language and arranged utility bill collection?

I'm considering selling a home that is rented to a tenant on month-to-month lease who has been living here for 6+ years. I recognize that the tenant is owed a 60 day notice to vacate and am wondering if COVID related restrictions have any bearing on evicting the tenant. Is sale of a property still a valid reason to vacate a tenant in California?

Can't figure out how to delete this post.

We have had MTM tenant for the past 8 years in one of our properties (Stockton, CA). Last time rent was increased to $1,260 almost 2 years ago on July 1, 2019. I've looked at the rental estimators and they range from $1,392 (Home Union), $1,613-$1,961 (Redfin), $1,652 - $2,136 (Zillow) so it looks like it is about time for another increase.

Are we limited to 10% max increase in California? Do MTM leases also require a 60 day notice for a long term tenant?
