 Hi Malik and welcome to BP!  Yes, Philadelphia in particular is a source for some good cash flowing 1-4 unit properties, and only a couple of hours away from you.  I am working with a TK provider there that does complete gut rehabs (so all new inside), and am planning to make my next buy and hold investment there.  I will be traveling there later this month.

HI BP, 

Im deciding whether or not to put my condo on the market and either way I go it needs to be upgraded (and if i decide to its got to be soon bc cabin fever is almost over). Does anyone have any recommendations of any GC that they have used or a friend has used in the NYC area (BK, Queens , S.Island, Manhattan) ????

Thanks for all the info, BK was were i was born and raised and many parts of it has tremendous upside. When the time comes I'm sure i'll find a deal when the times comes but i just have to educate myself well enough with those "real numbers" as well as all the other factors to get great deals. i'll take your advice with being proactive to becoming more  attentive to things in my area. thanks again , well wishes!

Thats encouraging info to hear about the success in Pittsburg and I'm sure if we make a great effort we can find a deal in NY by being positive. Nothing is impossible especially if its been done by fellow investors before us

Thanks i appreciate the compliments and advice, Im 31 now and will starting a family soon after we get married and my fiancé and i share a lot of the same views about investing but for both similar and different reason.
