Hello again BP community! Inspection Days? I have heard many ways to do it, but the "Inspection Party" idea is interesting to us. Has anyone had any experience with that and if so, can you share how that went? Is it just a one-day event with a time window for all interested parties to view the property? If there calls for a bidding war, does it happen then and there? Does this just depend on how we structure it, or is there a specific way to do it? Still learning every day and grateful for the experience so far and the input of the BP community, thank you all in advance!

 @Malik Hollier

Do you mean when you're wholesaling a deal and have multiple investors interested?

 I would get as many inspection days as you can to allow investors to get in there and see it.

7-10 days will work fine.

You could have it as a bidding war with everyone there or allow people to make an offer before a time deadline.

 Awesome thank you for your feed back, Tanner!

Quote from @Eliott Elias:

There are no more bidding wars. To get the buyer in the property you can be creative, if the property is vacant, it is obviously no problem. But if it is owner occupied, you want to be extremely selective with who you let walk the property.

 Yeah property is vacant so that is no problem. What do you mean bidding wars are no longer? Is it because of the current market or because of a rule or law?

Does anyone have an resources for a real estate attorney to help me draft and review wholesale contracts? So far I’ve exhausted all the free resources and that wasn’t much help. Much appreciated in advance!

Hello everyone, my name is Malik Hollier, and I am a young homeowner here in Colorado Springs, CO. I have people in my life that remind me that real estate is a vehicle that can lead to financial freedom which I believe is my true goal when it comes to real estate. I am very interested in becoming a real estate investor but I am not too sure where to start exactly. I've been educating myself as much as I can but am definitely open to connecting with those that are very experienced in the field and have some investment properties. Thanks in advance!
