LoopNet is normally a graveyard when it comes to finding deals.  However on the rare chance you ever see a deal on LoopNet you want to contact the broker quickly because it will be "Under Contract" very soon.

@Paul Choi I have not had much luck locating any MF properties with a decent CoC how are you finding deals if I might ask?

Fellow BIggerPocketers,

Does anyone have any experience with Landlord protection insurance??

I was talking with a PM and they offered it for around $1 a day per tenant. It is supposed to cover up to $50,000 in tenant damages and 3 months of lost rent in the event you lose a tenant. 

Thoughts?

@Ryan Pettit I have had Section 8 tenants in some of my SFH for years and they have been some of the "best" and "worst" tenants I have ever had. The thing you need to remember is just because a portion of their rent guaranteed does not mean that the tenants should not be screened with the same scrutiny as a non-Section 8 tenant. One thing I do for the SFH I still personally manage is to swing by where the applicant lives with super short notice(under the pretext of a misplaced credit application). It gives you a chance to see how the applicant treats their current rental.

@JC Espinoza sounds like you and planning on "house hacking" you 1st deal is a great idea and a great way to BRRR(Buy, Rehab, Rent, Refinance) the property.

However when you say “no cash flow” that is a bit of a concern. Anytime I buy any Real Estate(especially MF) I always make sure it adheres to the 3 Immutable Laws of Real Estate from Joe Fairless:

#1 - Buy for Cashflow

#2 - Secure Long Term, Low leveraged debt 

#3 - Maintain adequate cash reserves

What happens when you do not have cash flow is you have to maintain your operating capital fund out of your own pocket. So say you need a new roof and the cost totally depletes your operating fund. Without cash flow at this point any additional operational issue with the property comes out your pocket(which I can tell you firsthand really sucks.)
