hi everyone i need some marketing advice i am a bit modern i dont know how to do direct mail marketing in addition to that i dont know how to find motivated sellers in Maryland the area i live in is a bit stable and prices of home are a bit high, i am looking for some advice maybe even a mentor that could guide me i know how to market in other areas but for Maryland its just a bit hard for me i dont know why.

has anyone taken the online class i am currently in the process on my class can i please get some advice and what is the process like 

3 properties each valued on estimate 40k. That's 40k x3=120. Asking price is 55k. That leaves abt estimated 30k profit after 10k fix up each house
