@Kevin Ivey Thanks, I just checked out Best. Looks like that could be an affordable option for us! We are heading into cabinets to go on Monday to check it out. 

@John Barrett Thanks for the recommendation on Cabinets to go. I set up an appointment to go on Monday. We are not in a super rush on when the cabinets are available since we are currently living in the unit. For the dishwasher, there is an option to add additional tall cabinets on the other side of the refrigerator. That area is an eating space but has some dead space where you could make a pantry from tall cabinets. 

@Mike Sumsky Thanks! It's exciting and scary. The market rent for unit with the existing cabinet is between 1000-1100. With a renovated kitchen around ~1250. We will be living in the unit for a year. If we do renovate it would be while we are living here and so it's ready for a tenant when we move out. It would take around 3 years to cover the cost of the renovation. We thought about painting them but there's a weird laminate type coating on cabinet fronts which I think would weird once painted. For the dishwasher, we could remove the cabinet with the microwave in it and add a dishwasher there. Next to the refrigerator is a short retaining wall that leads to around 30 inches of dead space and then the eat in area of the kitchen. I've been using it as a space for my desk but we could put in a tall cabinet to make a pantry if we did remove base cabinet for a dishwasher. For a small kitchen, it has a lot of cabinet space. 

My husband and I purchased our first investment property. It's a duplex with 3/2 and 1/1. The kitchen in the 1/1 is in need of some updates. It was an addition in the 70s and the cabinets haven't been updated since. We're looking for referrals for contractors in the are as well cabinet companies that build a good product for an affordable price.

Since this is our first property we are looking for suggestions and recommendation on updates without over improving the property. I've attached a couple of pictures. Also, we are debating if we should add a dishwasher but that would mean one less base cabinet.

@Kristel Daugherty Thanks for the welcome. I was just doing some research on solid handyman in the area. Would you mind sharing your recommendations?

@Sherief Elbassuoni we will definitely keep that in mind. We've thought about the ADU/MIL option when looking at properties in Seattle. We will definitely continue to look in the area as well we look to invest further in 2021. I will be reaching out once we are settled into the new place.

I'm strongly considering out-of-state properties as the Sea-Tac area seems to have very unfavorable cash-on-cash returns for rentals compared to mortgage prices. Similarly to you, I'm looking for my investments to provide cash flow toward financial independence more than wealth generation.

Thanks for the welcome Kevin! Looks like we have similar goals. We should definitely stay in touch. Trying to convince some of my friends to get on board has been a task. 

Hi, I'm Malika McCoy and I'm new to Bigger Pockets and real estate investing. I'm in the tech industry, working for a FAANG company. My husband and I are closing on a property tomorrow. Due to the high prices, bidding wars, and waiving contingencies in Seattle, we decided to buy in Bremerton. The property has a 3bd/2bath house with an attached 1bd/1bath apartment. We plan to rent the house and live in the apartment. We've already started advertising to get a tenant in there by January. We plan for the house rental to cover 80% of the mortgage payment and use the savings to invest in other properties. For now, we plan to buy other properties out of state in 2021. 


I'm excited to learn more, meet like minded people, and discover investment opportunities. Ultimately, I would like to be able to use real estate investing along with other investments to comfortably leave my current career field and go back to working or volunteer more time in the nonprofit world.
