Hi All, 
I wanted to reignite the Section 8 conversation in Dorchester now many years later.  I know nothing about it and considering to get into it. I have been seeing cases when heat which gets expensive here is included in rent payment.  How do I negotiate to have tenants pay for it instead of including it in rent?  Is a voucher always given to include utilities?  What are the risks for having Section 8 tenant?

Thank you for these tools!  I have so far tested out Harvest, Toggle and Clockify they all track time but they do not allow to attach any support to the task.  

I am looking for an app that I can attach support to that task. For ex: if i am fixing kitchen, i want to snap pic and attach it to that task.

Were you able to find any app that could attach support?

@Dennis Cosgrave. So my understanding is "due on clause" basically wording on paper but not applicable in real life and nothing to be feared from and majority transfer to LLC directly after buying on their names

One important thing to note that in Massachusetts buyer be aware which means it’s buyers responsibility to perform due diligence when it comes to the property - check with city on all permits and legality of zoning of the multi unit. This step gets skipped often times. Despite of how the multi is presented to you as 2 units multi, it’s on us buyers to make sure it’s legally 2 units and no open permits are on it. Make you do it or you have your agent do it for you as a must as part of your contingency.

I am interested in investing into multi in Manchester, NH. Last time I went to see an open house and quickly exited the multi as the agent told me that it’s c level renters house and renovating it wouldn’t attract a better renter. So no point on making this better. From what I am seeing rent is all over the place in Manchester but mostly not high and landlords aren’t motivated as there are c level renters. Manchester looks attractive with numbed but at the same time I would like to make the place nice for people and have good quality tenants in exchange. Could you please advise if there are part of Manchester that are better than the others for investments? How’s your experience have been?

For experienced investors, in what cases it is okay to waive inspection contingency? Market is so hot like everywhere that we keep hearing agents recommending us to do this for houses that are not in horrible condition

@Brian Garlington thank you for your response. Yes we toured the property. It is hot market, so we waived inspection contingency and walked with contractor for major defects and none found. We do have appraisal contingency but appraisal came back saying this is triplex per county but official city zoning is duplex. Do you have any experience with getting tenants to units without stove? Like kitchenette? Do you think we can ask for price reduction now that we learned that this is actually zoned duplex?
