I would love that type of rate but I haven't found many HML's that offer rates that low... if they do, they usually get you on the points.

Have you refinanced your properties to try and pull the maximum amount out? I'm currently working on that on several of my properties and as long as the numbers work, I haven't had a problem, thus far.

As far as markets go, I've noticed many BP investors are involved in many of the cities that are already well known for investment...

Kansas City, Indianapolis, Atlanta ... IMO, these are great markets, we own many properties in all of these cities and the price points you're talking about are available. Of course, you have to be thorough about your analysis of the neighborhoods, etc. to ensure you're not buying a $1K home in a war zone.

I've done something you're talking about. I don't ever offer a "double your investment" type of return--I agree with Vikram, it is very risky. However, I have done deals where I do 50/50 if a large portion of the funds are put up. Many investors do want to see some sort of "skin in the game," however, I've managed to do deals with none of my own money down as well.

For something as little as say $5K, I would offer some sort of short term interest return. However, you'd have to see if the investor is willing to put up money without any collateral. In most cases, I go by the rule, one investor per deal, where I can usually offer some type of lien on the property to secure their investment. Of course, on larger deals you have to be more creative about how you structure it, but I'm sure if the deal is good enough, it should speak for itself.

Just been reviewing asset protection as we develop a strategy for our business. I had a thought--wouldn't a self-directed IRA lending to an LLC assist in preventing creditors from going after the IRA in the event of a lawsuit? This is a work-around that I'm considering, but have not tried using retirement funds to fund investments yet. Any thoughts?

Sold: $100K

Net: a little over $26K

2) 105 Days from Acquisition to Flip Closing

Purchased: $54K
+Rehab: $6K
+Interest to investor: $8K

Sold: $100K
-Realtor: $6K
-Concessions: $6K

Net: a little over $22K (had to rent property due to FHA-90 day rule--made an extra $1K from it)

3) 32 Days from Acquisition to Flip Closing

Purchased: $28K
+Rehab: $0K
+Interest to investor: $500

Sold: $35K
-Realtor: $0K
-Concessions: $0K
----------------------------
Net: a little over $6.5K
