@Gabriel Galarza I wasn’t aware of USDA loans. Thanks! Looks like I already learned something. I’ll look into that for sure! My idea with long distance was this:

I have an uncle flipping houses in Ohio where houses are MUCH more affordable for someone like me versus here in Cali. He has experience working with a GC for several years and is doing most of the work on his flips by himself. At the very least he would be a good sounding board for rehab work. I also have a childhood friend who is an agent working for a company that also does property management. In addition to that I'm pretty confident that I could get private funding for a deal from some of my friends/family. That, to my new ears, sounds like I could make something work from the BRRRR strategy. Perhaps that's a bad idea this soon in the game though?

Thank you! Could you perhaps expand a little bit on what you mean by ‘run a deal for someone with money/experience?’ I understand how that would be a lower-risk way to start but I’m unsure of the specifics on how that would work or how I would go about setting that up. 

Hello BP community!

My name is Malcolm Miller and I'm a farmer from the Central Valley near Modesto. I've been keeping boredom at bay by listening to the BP Podcast while sitting on the tractor. Awesome stuff! It's been very enlightening to learn that I don't actually need the proverbial 'rich uncle' to get started investing in real-estate.

Any quick advice for someone who doesn't have a lot of extra cash and a car loan that I hope to get paid off in under 2 years?

From what little I've learned I'd really like to do the long distance rental gig. My long term goal would be to get enough cash flow from rentals that I could work a job I really want, even if that job couldn't support my family by itself.

I look forward to becoming an investor in the, hopefully, near future!
