Team, I am mighty excited. I sent my very first offer today. A 3/2, 1,075 sqft SFR in a very desirable location. Asking price $127K. I offered $90K. Kitchen and bathrooms need serious updating. I figure no more than 20K will get the property in top shape (I'm a contractor, so I will be doing the work myself). ARV: low end 160K, high end $175K. Rent: low end $1,200, high end $1,450. Looking for a DSCR loan.

Team, I am new to RE investing. I'm trying to become proficient using the BRRRR calculator. I have a pretty good idea of how to apply it to straight up long term rental. However, when looking at short term rentals, for example a beach house, what is a reasonable percentage for vacancy? Do you recommend placing it on sites like VRBO? Thanks

Greetings Team. My name is Ray. I am a retired Army vet and a home remodeler. I've done about a dozen home renovation for other investors and now I am doing it for myself and my future financial freedom. I was introduced to Bigger Pockets by one of the investors.
