We have found that letters sometimes get ignored. I have used postcards from www.postcards4you.com. They read the message before they throw it away! And in addition, the postage on a postcard is only $.24 vs. $.39. I can send several different versions, and usually get a 1 to 2% response.

We like to purchase prior to foreclosure because it gives you an opportunity to view the home and estimate repair costs. No surprises like at auction.

Although I am new to this forum, I haven't seen a lot of discussion about marketing that has been successful to get pre-foreclosures and reach homeowners in distress even prior to foreclosure. While I am successful once I reach them, I would like to reach more. Any ideas or info on what has worked for you would be appreciated.

Hi - Sounds like your a pro at advertising. I have found a company that does affordable postcards, postcards4you.com. They have in their menu "foreclosure" postcards. I have used them on a regular basis and have had good results. You might try them.
