Do you think mobile home /your own the land. Is a good investment you get 1.5% on rent

I Har 2 questions:

1. Is the 1-2% rule/test is really that realistic to this crazy market, that seems will stay here for a while?

2. If you buy to rent homes, would you furnish the house or let the renter bring their own?

Thank you everyone for your input. After crunching numbers and figuring out the best way to feel comfortable so I can grow my investment portfolio , we have receded our offer and are looking for a different area where we can get more for our money.

Hi Jonny.

Where I’m buying I know it’s a good area and I also have a home that is fully paid for and rented That I’m counting on just in case things go south. Is that the right thing to consider as far as cash on cash. I rent there and only pay the expanses with no mortgage is that a good insurance

Thank you It’s a townhouse, I bought a similar unit in the same development eight years ago for about 235k , some of the house that were sold there in the past 12-15 months ago were sold for 370-425k .

I’m putting about 25% down ,I know it’s high price because its in a hot market area in Florida, 😱

hey there, hope you can help me, so after almost a week of going back and forth, we agreed on a price, they asked 420k we agreed on 395k, did the rent calculation and it says after all expenses I will have 500 - 600 left each month .my question is because I'm getting cold feet, is am I paying too much. and I'm not sure the 1-2% rule applies because I am thinking ill get 2900-3000 a month rent. how would I know if I'm making the right choice in this crazy market? thank you.

What do you think about buying houses in a country club (mandatory 60k buy in ) you get bigger house for lower price but you can get higher rent but is it worth it ?
