@Derek Lacy I already have my own personal property. However, as I venture to purchasing my first MFR, is it okay to create a LLC after and closed and started to collect rent. Or should these all be done prior to purchase?

Though I am from Hawai'i I was interested back in 2005 & 2006 to purchase property in North Island. Back then, it was unbelievably cheap.  Prices have risen since than but there are good investment opportunities with lots of research and working the numbers

I know you mentioned that "it only cost $2,000" but you should file with Ebay to follow through with the erroneous deed.  He maybe the middleman but he needs to be in alignment with state law. Additionally, you could also prevent this "middleman" for potentially targeting another buyer.  

I believe members of bigger pockets are here to help other investors in multiple ways and weeding out those who try to scam people in real estate deals. Just my thoughts...
