Typically the end buyer will be the one to cover all closing costs on the property they are closing on. 

That's something to account for along with everything else like repairs, taxes, utilities, assignment fee, etc etc. When presenting the offer to your potential buyers. 

Has to be a detailed and presentable complete package.

 In a nutshell I'm looking to start off by raising some capital by wholesaling (assigning contracts) and maybe get into some lease option deals. 

Once I've obtain a good amount of cushion, i then from there want to continue to find deals, and flip (rehab) the ones that are worthy of keeping for myself. And wholesale the others for quick money. 

From there I want to take my profits and get another flip, then 2 and so on. Doing multiple flips per quarter. 

Put X amount back into my company and another portion into buying multifamily properties. Duplexes, quads, small apartment complexes.  To where I have numerous streams of passive income. 

I want financial freedom and security for my family foremost. Then in time with experience, be able to help others.
