New tenant prospect shows up. Early 20's, single, has never rented before so no rental history, but numerous driving infractions (can't decline for that or I'd be a total hypocrite!). Checked her financials and doesn't back the minimum amount to qualify (that happens a lot) but also has has at least 6 collection accounts (2 of them are medical related) the rest are cell phone bills that were not paid. She has never paid rent so I'm not sure how she was planning to pay rent, electric, phone, food and the rest of her expenses when she can't even pay the bills she has now. Life lessons are hard I guess.

Zach and his marketing machine have started emailing me again despite having unsubscribed from his lists some time ago. Last time I checked that was illegal. You listening Zach? No going to ask again.

Had a tenant call to complain their unit was cold. We have boiler heat so each room has radiators along the base of a wall. When the unit was inspected we found clothes and other crap piled over top of most of the radiators. Had to explain to them that they don't work if stuff is piled on them.

Had another tenant complain that the closet doors keep coming of the tracks and not working properly. Had a look and found the closets packed with junk and pushing the doors outward. 

The list goes on....

Pretty evident Bill hasn't read the whole thread nor does he understand what was going on here. The squatter was committing fraud and pulled every trick in the book to remain on a property he had no right to be on. There's a time and place to be charitable and help out our fellow man, but guys like the one Will had to deal with are not worthy of anyone's charity.

Just a quick update. I was supposed to be getting an offer in the last couple of weeks for right around our asking price but it doesn't look to be happening, so I'm going to start doing a little marketing again. If anyone is interested let me know.

@Ryan Arth has some good points. Lakewood was relatively easy to deal with compared to some other cities in the Cleveland area, and being in 'Lakewood' does make it easier to rent. Definitely better police response as well. The police response at one of my Cleveland buildings is terrible.

@Andy Kim - Based on the Zip code it looks like you're talking about the section of W. 115th on either side of the I90 out towards Lakewood. I agree it's a C to C+ neighborhood and if the duplex is in really good shape, then it may be worth that price at a retail level. Also, make sure the property is in the City of Cleveland and not Lakewood so you don't have to deal with a point of sale inspection.

With the age of the homes in this area, as @Oren K. as he knows this area really well.

I think it's actually by county and not state. In Cuyahoga County (OH) we have to hire court approved movers to remove all of the tenants belongings and place them curbside. Once there they become free for the taking. It's up to the evicted tenant to reclaim them before the hoards of scavengers do.

Hopefully you can save yourself some cleanup costs and find a charitable organization that will come in and remove most of the usable items.
