When do you start making payments towards a HML for fix & flip or buy & hold (rental)? Should you get buy & hold if you can't eventually qualify for a mortgage (refi)?

How exactly does the buy and hold model work with a hard money loan? Would using a hml be wise for starting out? All insights appreciated
