Hi @Shital Thakkar- did you end up exploring and starting the Salon Suites? I am in the Dallas area and am interested. 

I am about to purchase an investment property in Anna, Texas and got to know that they're changing to a 4 day school week starting 2023-2024. 

Obviously this has its own pros and cons, but from a renters POV and long term market POV what are your thoughts on how this will impact? I'd like to hold the house for atleast 10 years.

Growth really going on all over, but some of the hottest growth areas are what we call 380 corridor....so some say that is from Denton to McKinney, but I say it stretches further than that.  Decatur to Greenville....and between I35 and I75 north all the way to Oklahoma border.....I like the areas best along 75 from McKinney to Sherman...so that will include towns like Melissa, Celina, Gunter, Anna, Howe, Van Alystene and Sherman.   Just took a picture earlier this week that showed something like 10 cranes on site at the new TI Chip factory under construction there.

Plenty of other areas are growing too....East to Terrell, South around Midlothian and Waxahatchie, South of Ft. Worth around Burleson, Crowley, Cleburn.  West of Ft. Worth to Weatherford, then around to the north, what we call NE Tarrant County...all the way to Decatur...then back along 380 to Denton and just slightly north of Denton including Krum and Sanger.

Hi, I am looking to purchase a property in the Anna region too. But they are shifting to a 4 day school week. How will that impact long term renting?

I have been doing a lot of digging but wanted to ask the question here as well as there are a lot of experts around the area that can help me. I am looking for the best cities/locations around the DFW area to buy an investment property around the $300k-350k that meet the following factors

1) Better property appreciation (historical and forward looking)

2) Better rent appreciation (historical and forward looking)

3) Price to rent ratio of homes in the area

3) Rental vacancy rates in the area

4) Any companies moving to the area to ensure that the employment rate is steady or grows

Please share if there are other factors to consider. Based on your response, I can narrow down my research and find a good property.
