Post: Financing <80k homes

Can the group give any advice on building a portfolio with <80k homes. Seems bigger banks don't work on that number. If I purchase with Cash, will they refinance? Will they be able to club 2 houses together and refinance if the number is above 80k? Any advice on financing strategy for a portfolio at this price range pls?

Thanks @Mark Ainley. Being new to REI and an investor from Canada, solid advice has been to not venture into an MF as a first investment and that to in a region with challenges. So I am going to hold off for now and focus on an SFR.

But these are attractive numbers, I would like to know what the challenges are going to be and if such an MF in that region can be managed 100% remotely through a property manager.

Of all the major cities in the US, Chicago seems to have MF listings that have numbers that look better, at least on paper.  I can find multiple listing in the 300-500k range and have 9-12% net cap. No other city has decent MF in this price range with that cap rate. 

What is special about Chicago?

Thank you  @Huong Luu for that input. In Canada how can we start going about doing basic market research? Can you give me some pointers? I am struggling to find even the sale price of a house that sold next door as I have to reach out to a realtor to look it up for me. The only information I have are active listings which my personal stand is that are overvalued with poor rental return potential. Maybe you got into the market at the right time? Are there any markets you would recommend for people looking to enter now?

Hi All.I live in British Columbia, Canada and the real estate here is crazy to consider any investment. So I am researching on investing in the US where the prices and returns seem to be saner.  Considering the crazy prices here, I am surprised that most of the Canadians aren't investing in the US. What am I missing? I have spoken to a Tax consultant and he gave me not major tax red flags except the obvious logistics of managing a property in another country. Which is is why I am planning to go with a premium turnkey provider like Memphis invest. Does anyone have any specific investing from Canada advice for me? I would appreciate any tips. Learning a lot from yall here already. Thanks.
