Everything matters. What is the property type, condition, location, and square footage?
Location is everything. If you can't accurately find SOLD comps how can you justify the investment to get the ARV? This is a common issue with remote/rural RE. If the strategy is flipping this property think about your exit and end buyer. If it's a rental think about the ROI, potential cash-flow, and tenant pool. Think about your rental requirements. Outside of the major metros some property just don't rent. RE prices far out way the market rent.
We avoid the unknowns. If we can't find SOLD comps or get access to the inside (auction, sheriff sale, etc.) that's added risk. I'm baking that into my offer or max bid. Period.
Yes i wrote this by myself, though i do use the help of AI since english isn’t my first language, it helps improve my language skills and prevent me from making mistakes.

Most of these market factors can be determined by looking at niche.com and searching for your neighborhood of choice.
I would also recommend trying to contact a professional in the area who can provide you with a different perspective. You are looking for individuals who've had years in the market and have both a resident and investor perspective.
