Cold calling is always the best way, but it can take awhile to find a motivated seller.  So realize that if you are cold calling full time (40 hrs+/week) it may take many weeks to find one.  Make sure you team up with someone who knows what they are doing so that you don't waste a seller's time and screw up their life, which I see many newbie seller's do who are just trying to make a quick buck, without really knowing how a transaction works.  But if you can find a motivated seller to just put their hand up, then that's great, and from there you can work with a veteran.
