What are the comps? What is the ARV? If this is your 1st then you need to have a contractor price out the repairs for you or use software to get the current market prices to calculate the ARV. That is where you need to start. They can want whatever number they want but if the comps don't match then no go. Also what do they owe on the mortgage? Any liens? Those numbers are a MUST.

Thanks Mohammed :) The issue I have with local RE meet ups is I am in Myrtle Beach, SC and the closest one I am finding is for the nearest big city to me which is 2 hours lol I guess I will ask around in some FB groups I am in.

Hi BP friends! What time of day have y'all found the most success in reaching out to motivated sellers? I've heard evenings are the best time since people are home from work and less likely to get voicemails. TIA :)
