@John Underwood Hi - both single family both 5 min from beach, one in Naples, FL and the other in Seminole, FL.

The plan would be to workout a 3 year min.  term.  So they would collect interest for min of 3 years and when we hit year 3 I would repay principal.  Between equity in property and money coming through profit, my numbers worked out that I can pay back within 3 years and I would own investment as part of my portfolio.  I would be able to scale the portfolio slowly without money out of my pocket was the thought.

Hi All - I'm about to close on my 2nd STR and i have friends / family who want to get in on the third. This has mostly been a side hustle for me as I have W2 income job. I was thinking go start some sort of investment club or syndication where say they want to each invest 25-50K and i pool about 400K or so to put down on the next STR get it stood up and and try and look to give them a 10-12% return on money with and return principle back after say 3-5, it would be like any normal investment for them. My current STRs will pull in rought 100k in profit, so i can support the 40K annual interest payments. if i can prove it works and the numbers make sense, i can just rinse and repeat to scale. Was just wondering if this was something any has done before and is there any advice on how to actually set this up. Would prefer not to have to go down the path of SEC filings etc.

Hey All - I have 2nd home in Florida going to convert it into an airbnb. Even though it's in my personal name and not under an LLC can I still get the benefits o write-offs etc as I start to make upgrades and by new furtinture ? I have a decent mortgage rate on it so don't want to make any change that would affect that but also trying to figure out If I can get all the benefits of running it as a business?

Hi All - new here I’m looking for an investment property around the Naples area and trying to make good cashflow I’ve come across a few good deals by they limit on how many time and says I can rent which would make it difficult to cashflow or even break even for appreciation. Any advice on area in Naples that don’t have rental restrictions and have low vacancies throughout the year?
