Thanks for the advice. But how can I scale up without having to wait 2-3 years to have the next down payment to buy my next property. I understand the market has changed and things are much harder. But I prefer not to wait every 2-3 years to buy another property. My goal is to buy 1 every year.

I didn't think about it that way. Plus it's hard to find seller financing right now. I've been looking with no luck. Thanks for the advice.

Need some advice. What kind of creative finance can I do to purchase a property that is more than I'm qualify for. Just starting and my market is pricey. Don't know anyone who would finance the left over price. Is there any other way to approach this?

Hi Liam sorry for the late post. I'm still learning my way on how to use BP. You mentioned that you do out of state investing. I would like to learn more on how it's done; from getting the finance, finding the deals an finding property manager to manage it. I'm all ears. Also how I can help you.

Hi everyone, I want to start investing by buying my first property. Am nervous and don't know to evaluate a property for cash flow.. any suggestions?
