@Mark Sewell He isnt answering. Im going to have an actual painter meet me out there today. see what all is missing and then ima go from there.

I'm debating about getting rid of the contractor I hired to paint. He came through the first time and acted all good and great about the work. Gave me a really good deal. I shopped around plenty for other painters and he wasn't even the cheapest, i had others charge me less and of course others that would charge me more. He came twice to double check everything i specifically told him what all i needed done. This guy is an old family friend, and i thought he was good at painting. Turns out he is a re modeler and does a bit of everything. I was looking for strictly a painter !
The work is ok, but it looks like he is leaving things out. Caulking and Puddy is a must and alot of places are missing this. He is hiring out people to do the work. He has a sprayer out there that i dont like how he is doing it. They already started spraying the enamal and things are still missing the caulk and puddy. Everything should have been vacummed good too before. They haven't started on the kitchen which has the greatest amount of work. I dont want to risk it. I have a contract and all with him, and already gave him a deposit.

I'm going to talk to him today and go over issues. I dont like to beat around the bush.
if push comes to shove, How do i go about firing him? I guess he can take me to small claims court or put a lien on my house which i want to avoid.

No sir. You cant gamble on Appreciation. Houston i thought had a good market. You are not looking hard enough. You should go look at the tax foreclosures. I'm sure youll find something. Look into East Texas, we are a growing part of Texas.

Here in Tyler Tx you can get a B class/A Class home. Of course you would need to look for the deal, but it is doable.

For the most part, i've dealt with good wholesalers. There is one guy i know who brings great deals. Very knowledgeable and contracts state everything he does and how he does it. He is upfront to the seller and buyer. I did have one wholesaler in the past that was pretty new, and didn't know much. Like i stated earlier, those don't last. They get weeded out by themselves.

@Jonathan Pflueger You are correct. Integrity and ethics are important. But when people on here are promoting to turn people in to state boards, etc. when it has absolutely nothing to do with them with the intention of hurting somebody's business, that is being very petty. I get a hint of jealousy or envy. Bad apples will eventually fade away anyway. What service are you doing to yourself by snitching on someone that is not doing any harm. We need wholesalers in this industry. The experienced ones. The ones that bring deals. We need them.

How does that saying go.. snitches end up in ditches. lol

How bout everyone mind their own damn business. Let people make a buck and everyone else do them. I cant believe the people on BP are reporting other investors. Thats a shame. This is a place of learning and developing for all RE investors not just agents and brokers. We are all here to grow and expand. Period. To each their own.

@Natalie Kolodij How exactly would it benefit for landlords to have an LLC, and flippers to elect S Corp? I'm basically doing both but don't have ANY entities yet.
