I would go with option A. It looks and feels more balanced. I think a pantry and window are a must.

I think it’s normal and expected that hosts provide an initial supply of these items. You want to make this clear that additional items need to be purchased by the guests so they are aware. This should be on the posting. If you do get someone who stays for an extended period you can remind them again after the booking.

We’re experiencing the same for our unit on a 6 month lease and suspect it’s due to the time of the year. From reading other posts this year has been particularly challenging.

It’s not going to be a deal breaker but I recommend keeping extras for guests. It’s a good gesture assuming it is part of what gets regularly checked and restocked if needed.

A lot of people travel with pets so charging an extra fee can make up for potential damage plus you expose your property to a broader market that can help with bookings. I haven’t heard of too many horror stories.

We're in the process of building and plan to do a MTR, we find it to be a happy middle ground where there's less turnaround but can still charge more than LTR. Each property is different so ultimately you need to look at the numbers and see what makes sense. If you aren't earning as much from STR then MTR might be the way to go.

I would determine what the overall look and feel for the STR is going to be and let that dictate what you do. Your location may also play a factor in this. You always want to think about what the guests are looking for and tailor the property to that. Dark stain with contrasting white walls could look nice but so does the light bright and airy look. Research styles and come up with a game plan for paint, stain and furniture.

I agree with the MTR option if you absolutely don’t want to sell. You can still charge more but have less turnaround to deal with since you’ll still be managing. You can at least see if that helps your situation.

I agree with the others on the LVP and avoiding carpet if you can. There are good selections of rugs that you can wash to place under the bed for warmth if that is your main concern.
