If the ARV is 120K I would say that leaves plenty of room & worth pursuing. I'm very biased towards wholesalers and may be wrong for bad talking just because I've had bad experiences...but in general I think it's safe to say most wholesalers aren't pitching great deals.

That makes me even more skeptical. 99% of wholesalers never leave enough on the table for the next guy. Quite frankly they're selfish. HUD inspection report isn't very thorough and only tests basic functional things. I don't know the numbers, but I would suggest skipping out.

It's hard to find a truly good deal from wholesalers in my opinion. Unless you're the first person they go to when they find a deal, chances are the deal isn't worth your time

I can't find the property on HUD's website. But I didn't find this

For the first scenario- If the deal is right, you could use hard money for the purchase and her funds for the rehab, but  it sounds like this is what you had in mind originally

 Find one that understands investing (NOT ALL DO). 

When you find them, don't expect them to hold your hand and spell out everything for you. Take just as much, if not more initiative than they do or else they won't see you as a serious client..

I dropped out of college last year, but prior to that I was always going to college parties. 

Students aren't long term tenants in most cases. More turnover. Care less about the property. Parties. If you find the book worms / foreign students...they would be great tenants. 

Families are more stable. Tend to look at the unit as more of a home & all that other jazz.

How much activity is in that neighborhood?

If they're getting a lot of action they'll probably go to Highest and best (5-10 days)

I no action, they could respond in as quick as 2-3 days
