I have a client with a FICO of ~ 640. I am looking for a direct lender to fund the following scenario:

• Property Type: Single Family Residence (SFR)
• Loan Type: Fix & Flip
• ARV: $590,000
• Purchase Price: $172,500
• Rehab Budget: $220,000
• Term: 12 Months
• Client FICO Score: ~640
