Hi everybody

I was wondering if anybody has any out of the box ideas for creating a little extra cash flow out of your rentals. For example, the apartment i just leased was a one year deal (only did it because I don't know the area well enought o buy just yet) and they gave us an option to break the lease for an upfront charge of $400.
Any ideas would be appreciated. I know the previous idea probably seems very basic but, i just came out of a back woods town in Alaska and I have a lot of catching up to do as far as learning these creative ways to produce cash flow.

I posted this question in the General section but...could you recommend a good realtor in the area? Somebody that specializes in the $150-$200 range. Also, I think I've heard North Austin is a nicer part of town, is this true?

My wife and are moving to Austin soon and I was hoping somebody knows some good Realtors in the area. And if anybody knows some good lenders, that would help too! This is for our home, so it doesn't neccessarily have to be a investor specialist. thanks a bunch!

My wife would agree with you about Austin being the best part of TX! I have really only been to San Antonio, so I don't know a lot about Austin, but it looks nice.

I won't be working for the tech firms. Right now I'm in a VA program that kind of limits my job opportunites (long explanation) so, as of right now I am just going to concentrate on getting my degree. I will definitely let you know once I get there. I was actually interested in joining a REI club in Austin in the near future. Are there any worth attending?

Well, I'm not in Austin quite yet but will be in a week or so. Just wanted to introduce myself and give a little background. Just got out of the Air Force about a year ago. At my last base, Eielson AFB, AK, my wife and i bought two properties in the local area...lived in them for a while moved out and started to rent them out. So far so good. After I left the AF I became a Realtor, sold SFHs for about a year then decided Fairbanks, AK wasn't the place for us. Although, my profile says I'm unemployed I am working on my degree in business finance, so please don't get the wrong impression :)
Everybody on the site seems to be very knowledgeable and friendly so I can't wait to jump in and learn how to be filthy rich so I can afford to send my 3 kids to Princeton, Harvard or Yale.
