Maddy, I am very familiar with the Gatlinburg area and Chalet Village. You can probably identify the builder of the subject property by contacting the City of Gatlinburg - they will have this information on file.

Purely from an investment standpoint, building a cabin from scratch is by far your most expensive way to invest in the Smokies right now. You will be paying at least one third more, if not one half, to build a home rather than buy existing. This is because there are so many homes of this approximate size for sale in Gatlinburg.

The subject property's appraised value is approximately $1.9 million. No doubt, that is based upon the price paid for construction. They would be very lucky to get $1.2 million right now. So if you are going to invest in the Smokies, you are far better off just finding something that you like.

That's my $.02, and probably about what it's worth!

Hi Everyone,

We are in the process of purchasing 1 acre of land for $300K in the area and are considering building a cabin. I would appreciate any advice on whether it's a good idea to invest in land on a slope and the potential challenges of building on such terrain.

If this seems like a worthwhile investment, can anyone recommend reputable construction companies that specialize in cabin builds on slopes?

I’ve also been in touch with a design team, and they’re quoting a fee of 10% of the total construction cost. Does that sound reasonable based on your experience?

Additionally, I’m trying to identify the builder of the cabin located at 921 W Cedar Ln, Gatlinburg, TN 37738. Is there a way to find out who constructed that property?

I’d really value your input on this project and any recommendations you might have.
