You can still definitely cashflow on properties in Canada, however your cash-on-cash return often won't be as good as our American counterparts because you'll be getting less rental income in return compared to what you put down on the property.

I don't have any investments in Timmins, but I've been looking at investing in Northern Ontario and comparing it with other communities. While the prices are low, I'm concerned about the steadily decreasing population over the past 10 years, the high property tax rate, and the elevated crime rate and unemployment rate. Based on the numbers, it seems like Sudbury or North Bay may be better. However, I'd be interested to hear from someone who's invested in Timmins and what their experience has been like.

I'm currently in Ontario, but I've been looking at potentially investing in Nova Scotia as well and connecting with other folks there. Are you in any Canadian REI Facebook groups? I don't know if there are any NS-specific REI groups, but I imagine there are people in the general Canadian groups who invest there.

I'm not an expert yet, but my understanding is that you can either shovel the driveway/cut grass yourself, hire someone to do it, or have the tenants do it themselves (perhaps give them a slight discount on rent if they choose that option). Since you're in the BP community, I'd recommend checking out Brandon Turner's book "The Book on Managing Rental Properties.". 

I would be interested to hear what the more experienced people here have to say though. Following!

@Siram Kumar Bikkina What data are you looking at? Because a lot of the data goes up to 2021 when you click the "view data" button next to each graph.

I'm reading the same book, and I found a great website called Townfolio that has all these statistics. If you click "view data" next to any of the charts it will give you a more detailed year-by-year chart. I was looking at Windsor, so the link will take you to the info page for that city, but you can search any community in the search bar at the top.

Hi everyone,

I recently discovered this forum, and it's really been helpful to me. I posted a question a couple weeks ago, but I thought maybe I should introduce myself to the community:

My name is Madeline, and I live in West-end Toronto. I went to Humber for my Bachelor in Jazz and Contemporary Music, and I currently work with the Canadian Armed Forces as a musician. In my civilian life I'm a songwriter, and I also play trumpet with a few rock/R&B/pop bands and artists. Initially, my goal was just to house hack so I could afford my own home, but as I did more research I discovered the world of real estate investing. Although I'm really grateful for my current employment with the military, it's a bit sporadic and unpredictable in terms of schedule and income. I would like to start establishing a passive income/appreciating assets so I have a steadier income and can spend more time on my music and not worrying about money so much.

I'm looking forward to meeting and connecting with you all, and I'd be interested in hearing your stories as well. If you need help with any projects you're working on, I'd be happy to help out however I can and learn more in the process.
