Can it be done?

I can afford up to $400k. Where can I buy a househack within 1.5hr from midtown Manhattan (Grand Central)? It’s just me and I’m flexible and willing to consider all options (as long as it’s a safe enough neighborhood for a single girl to walk around at night…)

- SFR, MFR, MIL, ADU

- NY, NJ…

Currently paying $1350/month rent so hoping to minimize that if I can, but mostly focused on cash flow after I move out in 1-2 years.

Not planning to buy for another 4-6 months, but would like to start narrowing down neighborhoods.

I want to purchase my first property in roughly 12-15 months' time, and want to ensure I get the best rate possible when the time comes. (Either an out-of-state investment or house-hack with FHA loan).

I moved to the US a year ago. I've been working on my credit score and according to Credit Karma it is around 730-743. I managed this with two credit cards (one is 11 months old, one is 1 month old), and keep utilization under 10% (currently 3%). I have stable employment.

Is there anything else I can do now? Should I get a small personal loan? Is it possible to get a decent rate with such a short credit history? Any advice welcome!
