Hello good afternoon BP Forum. I am trying to some input on a situation an see whats the best way of going by this to gt the best results. Can someone give insite on what's the best way to find Distressed off market properties? Here in Houston, Texas distressed properties are everywhere !! an it seems like it could be something that has great potential for everybody involved. Any input ?

Information on getting a property under contract without using E.M. Any other methods to achieve this goal. Any onput?

Is it the title companies decision to request earnest money ? an is it mandatory to give the title company a E.M. check for deposit at the same time the contract is being delivered??  I'm being told two different things. Please provide any information, it would greatly appreciated.

Is Earnest Money mandatory when doing Wholesale Deals? Would  closing a deal in (2) weeks from the signing of the contract be an incentive in exchange for no Ernest Money down ? Earnest Money has to be returned to the buyer if the closing does not take place before the specified date anyway.
