Long story short- a contract was supposed to be signed for a property- closing date was yesterday- 

The seller did not have the paperwork back in time and title company nor seller contacted me to close. So the contract is voided- but I put 1000 down for earnest money. The title company is not wanting to give that back.

How do I get that back?

Is there a reason she would be doing that?

I am buying a house through a whole saler. So I am buying her contract. But on my assignment she wants me to sign, it clearly states that I agree I have seen the contract and agree to the them. She refuses to show me the contract, says her company will not do that. Has anyone dealt with this before. How can I buy the assignment for a contract I have never seen?

I don't feel the need- I just was not aware if I needed to.

Is there a site online where I can have a lawyer write up my wholesale contract so I can make sure I am fully covered.? Also I am just starting out. So I do have a few questions if anyone would like to answer. One- when I find an investor to wholesale my contract to, do they pay me or pay the person who's house it is?

Two- Do I have to tell them how much I got the contract for?

Three- Do I have to tell the seller how much I wholesaled it for?
