Wholesaling, definitely - little cash, no credit, no risk...

We hold several rentals, but we still wholesale 5 days per week to provide steady cash flow...

Robert - we send to our divorced list a few times per year. It's not a great list for us, but it's okay.

Our VA maintains the list by going to our county courthouse website and looking up the current divorce proceedings and then checks the addresses on the proceedings to see if the people own the real estate they live in. Since we pay our VA $1 per hour, this list is very cheap to develop and maintain.

Evictions perform better for us than divorces. When you say you had little luck, how many did you send out and did you send something more than once. IMO, if you don't mail to the same list at least 6 times, you are not squeezing all the leads out of it that you might. One shot deals typically don't work for any list.

Our vacant house list and absentee owner lists are #1 and #2 for us.

Michael - nope, we do our own and use Click2Mail.com to send them out. Our wording, but there are plenty available on the internet to use - to me the consistency in getting them out is more important than the message - the message needs to be good, but if it stays on your computer no one is going to call you.

Using Click 2 Mail, I spend about 20 minutes per week sending out 1000 postcards.

Hey Lolita,

Definitely more and better leads from direct mail - that's my experience and that of most of the people I speak with.

However, signs are still a big part of how we find wholesale buyers and sellers. We put up 20-25 every Saturday morning. Why? Because we still get deals from them, so the ROI is acceptable. It's also one of our weekly wholesaling disciplines that I believe are a critical component of our success.

I also highly recommend them for new wholesalers because they are relatively cheap and if you do them right they can stay up for months. Also, even though they may not be the best leads, they give people practice talking to sellers and making low offers - which in my opinion, in addition to understanding direct marketing, is the #1 key to success in wholesaling. You can get better talking to any seller, so the more the better IMO, especially when you are starting out.

Elizabeth - just a thought but I've been wholesaling pretty much full-time for the past 3 years and I've never even heard of a Direct Mail Coordinator before reading this thread. Direct Mail using Click2Mail takes me less than an hour a week to send out 500 postcards. Yes it's just postcards (we sprinkle in some yellow letters that our kids help with) but the key is to get the mail out EVERY WEEK...

Not sure where to get a foreclosure list since we don't mail to them - our best lists are vacant houses, absentee owners, and our follow-up list - I like chasing deals that no one else knows about...

FYI - we closed a deal a couple of weeks ago on a house we got from a seller who called on one of our signs - assignment fee was about $3k - not huge but it will pay for a lot of new signs!!!

We currently have 2 VAs working for us. One that does internet research and data entry - probate leads, vacant house leads, craigslist leads, etc. She's in the Philippines and we pay her about $1.50/hr.

The second listens to all our seller voice mails, sets them up in our database, makes the first call to gather most of the info, and occasionally makes some follow up calls to get add'l info or see how flexible they are on price. She's in Argentina and we pay her $4/hr. We found both on odesk and have been extremely pleased with the results.
