I'd always ask for rent comps and compare with rentometer.com and current zillow listings of comparable properties.

@Eric Sebast  Any market could supply a turnkey property (meaning it's purchased, rehabbed, tenanted and managed by the provider with out YOU as the buyer having to do any of that "work").  However, most investors are looking to midwest markets like Kansas City because you can see positive cash flow after all of the expenses.  The rental demand is high (so you'll have minimal vacancy), the taxes are low and the entry prices are between 100-200k.

@Christian Clark  I supply single families and even duplexes every now and then in Kansas City.  I have a very experienced PM team for A, B and C grade areas.  It CAN be done!!!

@Anton Filiptsov I have worked with out of state investors in the Kansas City market for almost eight years!... KC is HOME to me but also a great place to invest for many reasons!  Lower taxes, landlord friendly, buy prices between 100-200k, established property management companies, growing population...the list goes on!

@Vivan Bhalla  I work with many out of state investors!  30-50k is a great starting point as a down payment and reserves!  Most of the properties I sell in Kansas City are priced between 100-200k.  Lenders are typically requiring 20% down payment.
