Currently, INNAGO has proven to be an excellent platform for my needs. It enables me to market properties effectively while also managing application screenings, processing monthly payments, and accepting maintenance work orders.

It's wonderful that you conduct a thorough cleaning and inspection, complete with photos, before move-ins. I follow a similar practice and ask tenants to fill out a "move-in inspection" form. They have three days to complete and return it.

This not only ensures transparency but also helps avoid any misunderstandings about the property's condition. By documenting everything, both parties have a clear record, which can be invaluable if any issues arise later. It also sets a positive tone and builds trust with new tenants, showing them that their living environment is taken seriously and maintained with care. Additionally, it encourages tenants to report any concerns early on, fostering a proactive approach to property management.

If you're considering investing out of state, I highly recommend Kansas City. The city is experiencing rapid growth, leading to a high demand for housing and employment opportunities. I would be delighted to connect and provide insights on our current market, as well as share information about available turnkey properties.

House hacking is undoubtedly an excellent way to embark on your real estate investing journey.

It can significantly accelerate your path to financial independence. With the savings from reduced housing costs, you can reinvest in more properties, gradually building a diverse real estate portfolio. It's a flexible approach, suitable for both single-family homes and multi-unit properties, and can be tailored to fit your lifestyle and financial goals.

It's important to research local housing laws and market conditions to ensure a successful house hacking venture. Understanding tenant rights, maintenance responsibilities, and potential challenges will prepare you for the realities of being a landlord. With careful planning and a willingness to learn, house hacking can be a rewarding and profitable investment strategy.
