Then just bring them home, and spraypaint the back of the sign some other color such as yellow or black or something that the previous owner wouldn't easily be able to recognize. Remove any distiguishing characteristics of the bandit sign, and then use some template you have to redo the front in new colors as well.

Then you go and place them back on the streets, remembering to place them in different neighborhoods that where you took each from. That way the previous owner wouldn't easily be able to tell which are his and which are not. Also if you just take a few from a variety of different owners that way they won't think it's a big deal. But if all of their signs go missing that's too obvious. So just take a few from each person.

HUH??? Yeah I can see someone getting a beat down for taking my sign if I caught em.

Maybe something that might work to R2s crazy idea is after elections call the local organizers and ask if you can help take the election signs down. Then do the spray paint template thing. You will even get the sticks to put the sign up. Don't just steal signs, leave that to the city authorities. There are crazy people out there that would shoot ya for simple things than stealing a sign.

I let my Realtors know from day one I work FSBO alone. get it inspected, title insurance, maybe try to sneak in a home warranty for a year.

You might have to wait awhile for the wire to go through. I waited 3 days before. When I sold my primary property I wanted the check in hand :mrgreen:

I almost toke a tenant to court for about $1,500. They lost their job and have nothing. Thankfully they just packed up and left. I have heard to give tenants some money just to leave. It is cheaper that way.

I can't say I have, I might of seen it. I know I watched one show were the guy doing the flips was a full time software engineer and just did real estate part time in the weekends and nights. That is honestly the best approach. So many people get a fire that REI is easy and is for everyone.

$130 cash flow :violin: without setting aside money for maintenance, vacancies. You need to start saving for a rainy day. I can't get over taxes in TX, everyone says invest in TX because homes are cheap. The math never works for me. atleast you don't have to pay a heat bill if your property is vacant in the north. Tell the tenants to put that stuff in AND MAKE SURE IT GETS INSPECTED. tell them they can take it when their done. Most likely you might be able to offer them a price to leave it when they move out.

I purchased a property in an area I was thinking of buying rentals in. Before I could do any work on finding good contractors, and a PM a couple came to me about their tenant problems, so I made them an offer. They accepted the offer over time I got the tenants out but about a week before closing when I was gathering information on contractors and what not I accepted a job traveling. I figured I would get around to updating the house but I never had time and it was about an hour away. So I sold to another investor. I held that property for 6 months thinking I would get to it.after awhile insurance, utilities ate a lot of profit up. I could have gotten more for it, but the investor is doing allot of leg work sense I'm not in that area. lesson learned is keep in your bread and butter areas, Never go outside your area unless you are 200% prepared.

Be careful you don't read to much and miss the boat on a good deal. Get out there and be active. I thought about a mentor but I passed. But you can think of it this way. Almost every professional athlete has a coach. not just a head coach but a personal trainer that helps them stick with their goals. I thought about networking with a few people and setting up challenges "Who can present the most offers every week or month" I just lost $1,500 on a deal. so Yes you can lose money in REI.
