Nice to hear from you, @Philippe Laurin @Lisa Perez @Elie Skaf, I m creating my flipping business now.  I m presently looking for deals in the Montreal 50 km centered area.. I have seen some nice properties BUT they are to fresh on the market SO banks are not negotiating much PLUS they are getting so many offers its crazy.... There are so many people listening to these flipping shows that they improvise on trying the business out.... HA HA HA .. I saw 2 properties that where striped to the bone and the wannabe rehabbers simply did not make there home work (due diligence) and fell with a totally distressed property then they  could not afford to continue on... They went bankrupt themselves...They did not send any inspectors before actually purchasing.. WOW ... how can that be....well now I m looking at purchasing these properties for half of what they bought them for ... for fixing their error I m looking at a 30% + net profit.... LOVE These wannabe rehabbers. they strip the homes for me. All I have to do is send the inspectors in  and BOOM I negotiate. All is now visible, how can they go wrong.  The contractors love this to... NO DEMO  WOOOOHOOOOO !!!!  hope to see more of these in the future BUT I also wonder if I wish these wannabes to eventually go away..  they are giving this business a bad name... What do you think about this

I agree @Jennifer Tan on what you are saying... Building a good team is not easy it never is in any market especially if you are an outsider..  Keeping the assets in USA is a must !! Tat is why setting up a USA based business is the best solution in keeping your assets there and available. Building a team a homework situation. The best way the I was thought is .... setup your team as best as your can thought phone internet Skype or what ever... THEN  for the cost of a plane ticket and hotel for a few days of head to head meetings I think is a great investment.  Check the local market out, do a run down of a few deals with your team, make sure they work to YOUR expectations. set them up. come back home and keep updated day by day. If your team makes money on a regular basis on your rules of thumb then your team will stick with you........     Education is the only way to get thru fudge factors.. .  If you never try you will never learn.... 

Hi   Been looking into investing Florida too... There is no major issue.   Business is awesome in Florida real estate. as they say " It is literally raining GOLD in Florida as we speak "  There is a setup that has to be done FIRST and that is creating a local based team. The business setup in the USA from Quebec Canada is not the hard part. There are CPA s out there that specialize on setting up a US business with US address and US bank account. They support your accounting and work right upfront with you. That I can refer someone for that. The other part is setting up local team that will be eyes, ears and sometimes also your brains on the specific real estate business you wanna setup. This can be done with good research and referrals. BUT REMEMBER you have to have confidence in these people SO you can't just random pick. You need to interview and check history on these people. DUE DILIGENCE is the word.  If you can set this up then you can look at scooping up the gold. Start with your research on this setup then ask for more help on the local investment and research part. That will be the easier task.   OH by the way ... you obviously need your Investors ready and willing before hand and THAT is the key... GOOD LUCK !!!

Been through many ventures other then real estate only to find that REAL ESTATE IS THE REAL THING !!! Wealth is generated through and mostly through real estate. Wealthy people do it all the time. Why try to rebuild the wheel when all you have to do is use it. If you need help there are resourceful people out there that have that knowledge you need to help you leverage. This site seems to be the right place. Hope I can find the help I need and hope I can help someone out in my turn. Canada is my place of business. Lets help each other out !!!
