I purchased a house at foreclosure w/ an IRS lien on it. Has anyone with the same experience ever had the IRS redeem the property? If not, do they typically just let the redemption period expire without releasing the property or will they release it before the 120 days even if there is no money in it for them?

I bought a HSE at foreclosure with an IRS lien on it. The IRS says they have 120 days to redeem the property. Does anyone have experience with whether they are currently redeeming properties in Texas. I have submitted a request for release. How long does it usually take for the IRS to determine if/when they will release the property.
Bottom line is: What are my odds that they will redeem this property?

I just happened to come across the following clause in Chapter 209.011 of the Texas Property Code: The redemption period is 180 days and an annual interest rate of 10% (if no rate is stated).

After Foreclosure, how can the new owner of the property ascertain if it has indeed been vacated by the tenant or in other words can be legally possessed by the new owner?
Say for example, What if the utilities are still on? What if some articles are still in the house, but it appears that no one lives there anymore? What happens if you dispose of the property left behind and the former owner comes around and demands that you pay him for those items.
Can anyone throw some light please...this is with reference to Texas in particular...

If a property has a lease on it, ie a tenant is occupying the property with a valid lease, and the landlord gets foreclosed upon, can the tenant be evicted or does the person who buys the property at foreclosure have to honor the balance of the lease?[size=18][/size]

Hey not getting any reply for this question:

When I buy a house at a trustee foreclosure auction and the previous owners are still in the house, do I need to hire a lawyer to evict them or can I, as the new owner, just show up at the justice of the peace on the court date with a copy of the trustee's deed, or do I need other documentation? I sent them a certified letter demanding possession already.

Could anyone please help?
