I have heard of Bronchick and Patton, but the others, I'll have to look into. I've came across lease purchase by Todd Toback. Has anyone heard of him.

I'm looking to expand my knowledge in lease options/purchase. Does anyone have any suggestions? Something you used that was great or just plain awful.

If you are wholesaling, your seller should already know who you are, a wholesaler, who will assign the contract over to an end buyer. If the seller knows who and what you do, then there should not be a need for proof of funds from you.

You can send handwritten letters to owners off the county code violation list. This public record in your county will list houses that have been boarded up, that have trash build up, even uncut grass. You may find owners who are looking to get rid of their properties

If you are going end up with a large assignment fee. Should you have a double closing to avoid the seller and end buyer from going crazy over your fee?
