Hi!

What would be best scenario and cheaper/smart thing to do , cashing out or home equity loan from one of our investments properties to purchase our next investment ?

How important it is in the screening process for buyers investors,  to look for investment properties that are located ONLY in a good  school district areas really? 
especially when you see lots of properties in the neighbourhood that were leased relatively quickly ( in 2-30 days) - numbers are working to the investors ! 
Also Townhomes in this community sell quickly and over asking price ! 
what are your thoughts on that? Working with first time investors !

House was freshly painted before tenant moved in, Is dirty walls at the move out/ scratches considered as wear and tear? If walls are in a condition of a need to be repainted, can landlord deduct this expense from the security deposit?

What should be a standard agreement between 2 partners- one that bring the money and the other in charge of finding the deal and manage the project ? I have a friend who partner with a project manager with flipping experience, and my friends takes all the risks , responsible of all the expenses and get 2/3 of the profits while the project manager responsible of finding the deal, manage the renovation and sell it. does that and get 1/3 of the profits but have no expenses or any responsibility on loses..

Does that sounds fair to you? 

Is anyone can please share of such an agreement between partners for flipping project?

How would the verbiage be in a lease agreement where the owner will occupy the basement and all parts above the ground is the leased part?

what else do i need to know / madd to the agreement in order to protect the owner on such a lease type.
