So in a nutshell I would have to put up all the cash then when I get the deed I would apply for the loan. That's what I was trying to avoid :cry:

I'm talking about buying the property at an auction. Where I live 20% cash down is required at the close of auction and the rest has to be put down within 30 days. My question is if I put down 20% cash can I get a mortgage or loan without the inspection reports for the rest or at least part of it.

I'm curious, is it possible to get a mortgage on a forclosure purchase, most banks require an structural inspection + termite inspection.

I pick up the list of properties going up for auction every week, but only a handful of them actually go up for auction. Is there a way I can find out which ones go up for auction and which ones don't so I don't have to research all the properties for no reason?
