I believe he broke his numbers down above in the forum.

Rent: $1,400/month

Management: $98/month

Mortgage/principal/interest: $548/month

Expenses: $300/month

So Income = 1400.00

Total Expenses = 946 This includes property taxes and interest

So 1400-946 = 454$/month as positive income.

Like he has stated he is estimating everything based on the state of the property when purchased and light wear and tear on the building.  I think this is a good buy as long as he builds up his reserves.

So my wife and are have recently decided that we would like to get into real estate in the near future.  Neither of us have any experience in actual real estate.  I have experience doing construction work and i am looking to also become a home inspector.  My wife is also interested in becoming a real estate agent to help with this process.  But we honestly don't know where to start what the basics are.  We've both started reading real estate books but we'd love to actually have dialog with individuals that have actual experience so that we could learn from.  Thank you very much and i look forward to any discussions that come from this forum!
