Hi BP fam. Just have a quick question.

Do you think it's worth it to take a ride out to my counties sheriffs office to witness a auction first hand?

Currently I have no capital to invest, but do you think I will be able to get anything out of physically going there. I was thinking I could get a feel for how things run, but I don't know, could be done in 15 minutes.

please share either your experience or if you think its worth going to see how it works.

It starts at 2PM so some immediate replies would be nice.

THANKS

-Matt

Thanks Rosston Smith & Anthony Susco Ok I'm, getting a job! My brother offered me a position to help him in his hvac company where he's involved in commercial real estate renovations. So it makes sense. Also if anyone needs hvac or plumbing work done my brother is Licensed in NJ&VA. Feel free to reach out to me. I just recieved my first approval of a capital one secured credit card. So that's going to be helping me in my credit building stage. It's a minimum $45 deposit for a $200 credit limit. I think I am going to deposit $200. Is that a good idea? Also blew the dust off a book my brother gave me five years ago, which I stopped reading 21 pages five years ago. Smh. OPM- other people's money Michael A. Lechter, ESQ This book sounds like just what I need to read in my free time. I'm going to dedicate 2 full hours a day for reading and absorb all the information I can. (The 2 hours is a minimum, but a goal nonetheless.) Daily posts on this thread will help me stay focused on my tasks at hand. But I do ask please throw some links of posts that you believe really gave you that A-HA moment. I want to learn, and through your posts I can learn faster and filter out majority of time wasted reading the wrong materials. Once again I truly appreciate the posts. It really makes me feel more confident to go out there and complete the steps necessary to get these two properties by December 2017. And with everyone's support and help, I know I can achieve my goals.

@Ramon Huerta I have been on and off with this website and other channels of information going on a year and a half. I appreciate you giving me insight with the REIA suggestions, and I am looking into that as we speak. I've been receiving invitations on my email for months now for every local meeting available, but I've been procrastinating. NOT ANYMORE!

@Rosston Smith Thanks for your suggestions on a w2 income. Truth be told, I don't want to work for anyone but myself anymore. I do need to start proving my income so I can use these funds for my future ventures. I will take you on your offer and hit you up if need be, which should be soon.

Hi BP fam!

I'm Matt and I've been a member of the BP community for over a year, but never been involved in posting. I'm from Central New Jersey (732) and will finally be getting my feet wet into real estate.

My goal is to own 2 duplex or multi- family properties by December 2017. My credit is poor and my debt is under 7k. I'm waiting for a big check soon (20-50k) from a settlement sometime next year, and would like to start generating cash flow with that money, even sooner if the opportunity arises.

I would like to connect with anyone who wants to help motivate me to succeed.

And if anyone who can recommend good threads to read please post them for me and I will get to them.

Right now for income I am  self employed by reselling sneakers. It's a pretty good gig, but its only getting me by. I need to start building for my future now, so that I can be generating enough income to be financially free.

And how will I start this endeavor?

Seller financing. I choose this method because my credit score is bad, and I like win-win situations.

How much money can I save to invest in real estate?

About 10k within the next 6 months.

Why do I think real estate is for me?

I have time, so I can LEARN, look for deals, go check properties, and build my network.

I have skills, I'm handy, which I believe will help when it comes to turning over tenants, understanding estimates and estimating costs for certain repairs, I'm a effective communicator and a great salesman, so I know how to get a yes.

I'm BILINGUAL! I believe that can be a great edge into the market. By being fluent in both Spanish and English, I think it will allow me to effectively get my point across to a lot of distressed Latino property owners.

I'm not afraid of risk. I am not nervous when it comes to money and dealing with it. I know it takes money to make money. I learned a lot about money from a gambling binge I had in 2013. I left pretty much even, but from those swings in emotions from the table games, I've become emotionally numb to the whole spending and investing large amounts of money.

I want to be there for my family. I want to be able to support my family and have a flexible lifestyle.

Thanks for reading and supporting this forum. I truly believe BP will help me succeed and this community will support me throughout my future experiences.

-Matt
