Can someone express to us how the initial contract is structured? Do you HAVE to state "assignees" on the contract?

Example:
we have a hard money lender allowing us to purchase properties at 60% ltv

How does the end investor take over the contract? Does he use our hard money lender to close? Or does he get his own financing and close right behind us? Our concern is actually closing on the property, we want to sell the contract before closing. Wholesaling 101 is what we're looking for here!

we have all seen the ncnd's circulating around....some investors just laugh at them and dont really care for them and most say they hold no weight on anything...is there something above an ncnd/nda that will protect us more from being circumvented???

can anyone whom has as an llc tell me what the major difference or advantage is over an s-corp?? we are a in a 50/50 partnership currently but want to shell ourselves with an llc or s-corp..

i appreciate the response ...nothing illegal is being done, i just know that there are so many tax deductions, write offs, and breaks that one could use....money earned is hard to keep if you dont have any major write offs or deductions...here's my scenario and why i was contemplating offshore. i am in the process of forming either an llc or s-corp, i was told that those might be the best options for just 2 50/50 partnes in real estate. the next shelter that was proposed was to creat trusts in which we are managers and be paid our salaries thru the trusts. maybe someone can help, if i get a 750k paycheck next week, i dont have any kids, what is the best way to keep most of it???? i need to be liquid so i wouldnt be placing much towards retirement..

Just wanted to see if anyone has had any success with off shore banking. I've heard some nightmare stories about money being there one day and not the next day. Is they money truly safe??? Are there safegaurds and regulations ?? Any advise is good advise..

what type of financing is used in mexico?? is it still the ultra high interest rate type scenarios??? what's the name of the builder and do they have a website with more info??

with all the programs being cut to a bare minimum, where is that taking the real estate investor?? it seems like we are headed no where fast!! will lending ever be what it was??? maybe during the next war..
