Yes thats me but I'm new to this and just found a seller. The house was abandoned for 4 yrs.

Let me ask you this, what does this mean? The judgment sought to be satisfied by the sale is 'APPROXIMATELY' $261,689.93 TWENTY PERCENT DEPOSIT REQUIRED SURPLUS MONEY.

And this.. Seized as the property of: "Homeowner" and taken in execution of "Bank", AS SUCCESSOR TRUSTEE UNDER "Mortgage Company"

Great Scott!!!! lol. That made it much more understandable. So call up a couple of title companies and see who doensn't charge for a preliminary title report, take the contract and deposit to them. And if the seller needs to pay anything, I'll reduce the price I gave them or the price I'm offering to the cash buyer?

Oh ok. So pretty much, I can't buy the property from them until they clear the title. got it. I'm having trouble reading the public tax records. I know that if I put them into a contract that I have to go to my title company or municipal court and pay for the tax lien.

Do you get the tax lien after or before putting a seller in a contract? The reason why I'm asking is because how do you make an offer on a property and put the seller in a contract and come to find out they have $50,000 tax lien that they dont know about?

I went to the property today and there was no mail in there not even around the house, just wet yellow books. I'll ask her to call the locksmith. Thanks

She said she would look into the mortgage.

@everyone Thanx for the input. @everyone She doesnt know anything about the property. All she knows is that its in her name and its messing her credit up. She just wants to get rid of it. She said she'll take anything for it. I dont have a title company yet, but in 2 hours I'll be at reia meeting so I can try to find a descent title company to work with. She doesnt get a mortgage bill because the mail is going to the vacant house. She said it might be going into preforclosure. Shes not sure.
@stinson Yes, very fast. No I have'nt went inside the house yet because she doesnt have a key. She said either contact the sheriff, then I asked if i could just break in then replace the door handle she said "I don't care" and we laughed. lol. Now on zillow it said its worth $141,500. Whe I get a title office who is investor friendly, would they be able to find out what and who she owes?

Ok I finally took action yesterday and the first house I contacted they were motivated. Ok, shes a out of town owner who hasnt been to the property in bout 4 5 years. She doesnt know anything about what she owes on her mortgage or taxes. How can I find out what she owes on her mortgage. The mortgage company I think she said it went under. Please Im too excited for this deal to fall through. She just wants me to take it.

@Matt Thanks. just what i needed. Yesterday is the first time I took action and I think I found a motivated seller. Shes a out of town owner. I looked her up on facebook because I couldnt find her in the white pages. I sent her a message about who I am and if she was the owner and she responded I am DEFINATELY the owner call me. I got excited and nervous because I dont know what to say. I have a script its just making the offer. Like the repair cost. How can I find out the repair costs if shes out of town? I dont think its boarded up but I dont think she will send me a key.
