Welcome to BP! I am also from Illinois and I joined yesterday. There is so much information on this site. One of the books I'm reading at the moment is Flip by Rick Villani and Clay Davis. It has a thorough step by step guide on Flipping homes for Profit. My primary focus at the moment is flipping, so I would be happy to send you a list of the resources I'm using at the moment (books, podcasts, etc).

@Jerry Stanford oh yes! I'm starting with the ultimate guide on Flipping Houses. I like the step by step nature of it. I'm reading the books listed at the moment which falls in line with my goal of educating myself.

Another book you could look into is Flipping Houses for Profit by Brent Driscoll. It's a quick read that I would use as a supplement to other guides. He goes through topics such as building your team, risks, finding the right house in your market, etc. And like others mentioned, I would buy J Scott's book through BP to get the book on rehabbing with it. I'm buying that myself today after listening to the podcast that features him. He's knowledgeable and I can't wait to dive in when it arrives at my house.

@Steven Kopstein I downloaded sound cloud just for the purpose of listening to those great podcasts! Thank you for the advice. I want to try to find a REI club or meetup group near me for that purpose.

That would be very helpful! I'll definitely be in contact with you. Yes, risks are very important to me. I can't know everything, but I like to prepare myself for things that could go wrong. It makes me feel more balanced.

@Account Closed I basically live on YouTube so I'll definitely check that out. Also, thank you for the tip. If you don't mind me asking, why do you recommend invest/hold first?

My name is Lysa (Pronounced just like 'Lisa') Taylor and I'm a 22 year old recent college grad from Illinois. Currently, I am an insurance producer full time in Orland Hills, IL. My interest in real estate began a couple of months ago when I came across YouTube videos by Peter Harris explaining how to invest in rental properties. I never thought about owning an apartment complex or renting out single family homes. When I looked online for more information on the process, I discovered that there was so much more I could do with real estate. It was almost like information overload. 

I took a step back to really ask myself what I wanted to specifically learn about. That's when I came across flipping houses. The more information I learned about it, the more excited I became. I started listening to podcasts that BP uploaded to YouTube about house flipping and I really enjoyed the one that featured J Scott. 

I now have both short and long term goals that I want to achieve. My short term goals are to use Winter 2015 to learn as much as I can about house flipping as well as the risks involved, create a detailed plan to execute my first house flip, and then flip my first house in the Spring. 

I intend to do a 'flip, flip, invest/hold, repeat' method. I can't wait to use this site more and listen to more podcasts (those podcasts have top notch banter! I like listening to it on my way to work).
