Do you have experience renting a live/work loft to a business?  

I'm interested in hearing the pros and cons.

Did you work with an agent or use another source to find a tenant?  Did you use an attorney to structure the lease?  I assume the tenant would.

FYI - The location is in SoMa near South Park and there are lots of startups around. AngelHack used to rent downstairs around the same time the founder mouthed off about the homeless. About 1200sf.

Any advice is much appreciated!

Thanks for the replies! One is in JLS and the other a Soma loft. Both great areas so we've been hesitant to sell. They will cash flow great as long as we don't get a nightmare tenant. 

Kathy, you're right about tax advice and that's on our list of to-dos. Any recommendations?

Hi BP Community! I'm new here.

My husband and I each have a condo from before we were married. We don't want to live in either one and need a lot more cash for what we really want. We go back and forth over whether to rent, sell, and/or do a 1031 exchange because the goal is to have rental property and a new primary residence. Both condos will have capital gains over the deduction. 

Is it wise to do a cash-out refi? I believe we could lower capital gains that way, get some cash in hand, rent the property to cover the mortgage, and then have the option to sell/exchange as the market changes, but I'm looking for advice and am open to options.
