In search of a legit and cost effective general contractor in the north Alabama/ HSV area to tune up a 3 month vacant commercial restaurant structure to make ready to lease again.  Please send me your favorite referrals.  Many thanks in advance.

I just looked it up on the MLS. Its not a bad looking property and its in a desirable area. All things being equal, its price. If you have had 10 showings roughly and no solid offers, its price. My best to you.

Thats a greata rgument. Def check with a real estate attorney.  How close are they to redemtpion timing out?

If the seller carries and seems to indicate a higher sales price etc, he is a savvy investor looking for the folks who cant qualify the conventional way.  He wants the high risk buyer/ tenant.  I was also told by a group of these guys in the past, they know 30% will dfault and they will just start over and they keep the non refundable deposit.  I was also told these gys dont want to do seller financing and benefit us, another investor as they dont make any money doing that.  Food for thought.

After dealing with some GC's, who do mark up a premium, I would suggest thinking about being the General Contractor yourself and finding/ using the subs to do the work directly for you.  I also know you can control your budget better this way and if a vendor/ trades person goes sideways on the project, you have that problem compartmentalized.  This is coming from a GC situation who skipped on my client.  There is more to it than that but thats the jist of it.

The MLS data should also provide the property taxes etc. if you need help here let me know.
