Hi, I'm in Utah and the market here is suffering too. Because of the "good" economy here and the do it yourself, hard work mentality, the locals and out of state buyers are driving the prices up to where there is little equity. Therefore it becomes more speculative buying. Selling is hard, and so you have to really get a deal to stand out and likely will discount to flip quickly. If you buy to hold, the word on the street here is that we're looking at a 3-5 year upswing.

Good point, it's a numbers game. You'll get a small percentage, but it's worth the work and the profit. Don't get tied up waiting on one property to come through, it doesn't work that way.

Use a realtor and don't. Have your cake and eat it too. If a realtor is worth his salt he'll agree to take the challenge of competing as a buyer or seller's agent.

I like to save the buyer's or seller's side of my commissions on flips. I also got my mortgage officer's licence to get discounted loans. Every realtor's office is different in required fees. I only have to pay $500 on my own listings/sales. I'd hate to be trying to sell without the MLS. My 2 cents.
